Based on the pocket neighborhood concept, this project for a small market rate housing development at the intersection of Rock Street + Locust Avenue strives to provide residents with an abundance of quality exterior spaces—including a shared courtyard, porches, and balconies—that extend the modest footprints of the units. Pocket neighborhoods capitalize on smaller building footprints with shared amenities and services to capture niche markets. Building and unit layouts provide choices for a variety of lifestyles within a single site, maximizing potential occupancy.
The design incorporates one and two-bedroom units with modern and efficient apartment layouts. Open and flexible living areas are designed to take advantage of site amenities and the important context of downtown Fayetteville. Further amenities include a shared courtyard, covered parking, equipment storage areas, garden and xeriscape planting areas, and rain-water collection.
